The Basic Allowance for Housing (BAH) is often the single largest allowance in a service member's paycheck — and it changes every time you PCS. Your rate depends on exactly three inputs: your duty station ZIP code, your pay grade, and whether you have dependents. This guide explains how BAH works in 2026 and how to look up your rate in seconds.

How BAH is determined

The Department of Defense groups ZIP codes into Military Housing Areas (MHAs) and surveys local rental and utility costs each year. Rates are then published for each pay grade, in two versions:

  • With dependents — a higher rate reflecting larger housing needs.
  • Without dependents — a lower rate for the same MHA and grade.

In recent years BAH has been designed to cover most of the estimated housing cost for a typical rental in your area. New rates generally take effect January 1, and rate protection generally prevents your BAH from decreasing while you stay continuously eligible at the same duty station. The authoritative source is the Defense Travel Management Office (DTMO).

Don't forget BAS

The Basic Allowance for Subsistence (BAS) offsets meal costs. Unlike BAH, it's a flat monthly rate — one for enlisted members, one for officers — regardless of location or dependents. Both BAH and BAS are generally not taxable, which makes them more valuable dollar-for-dollar than base pay. To see how they fit into your full paycheck, use the 2026 military pay calculator guide.

Frequently asked questions

Is BAH based on where I live or where I work?

Generally on the ZIP code of your permanent duty station, not where you choose to live. Certain situations (for example, some dependent-location cases) follow different rules — verify with your finance office.

Is BAH taxable?

No — BAH is generally not subject to federal income tax.

What happens if BAH rates go down next year?

Rate protection generally means your BAH won't decrease while you remain continuously eligible at the same duty station. Confirm current rules with DTMO.
